Like all Architects and Building Surveyors we help our clients to carry out work to their buildings.

We always structure our process to the RIBA Plan of Work. RIBA stages 7 and 0 are managed using a Building Passport. Once the decision is made to carry out work, whether this is maintenance or changes, we work through the other stages, from 1 to 6, in order.

RIBA Stage 2

The design process begins here! Using the information gathered so far, architectural concepts are developed in line with the project brief.

– Output: Measured Survey. A measured building survey by others. The output of this would be 2D plans and elevations of your property.

– Output: a feasibility study. this investigates the building further, presents options to allow a route forward to be chosen.

RIBA Stage 3

Coordination of all architectural and engineering information required for the planning process and submission of any required planning applications.

- Output: Planning applications, as required

RIBA Stage 4

Detailing architectural and coordinating engineering designs and specifications ready for tendering, submission to building control and construction. Building systems are finalised, a detailed design programme produced, and all technical information prepared. This stage is divided into two halves:

- Output: Building Warrant, as required

- Output: Specification & Tender Process

RIBA Stage 5

Implementation and delivery of designs on site by a team of contractors and workers.

- Output: Construction phase

RIBA Stage 6

When construction work is complete, there is a final handover back to the client and the building contract finishes. Review of project, performance, identify any snagging issues and defects that needs rectifying, and agreed aftercare begins.

- Output: Post Occupancy Evaluation

RIBA Stage 7

Finally, when the building is in operation and being well maintained, one must carry out a post-occupancy evaluation of the building performance, which concludes the Plan of Work process.

- Output: an updated Building Passport - for your building, so you know how to maintain and repair it.
